Home buying is never an easy task whether you are a first time home buyer or even if you are shifting to suburbs for job related reasons or if you just want to move to a better suburb. Money never makes the things easier. My friends in real estate business share their wisdom that they had seen millionaires unscrew the bulbs in their mansions before moving out and they had also seen women leaving a bottle of champagne are preparing a beautiful dinner for the newcomers in their one bedroom apartment. Often people smelling blood move in for the kill and take full advantage of the people that have already signed in on the high interest bridging Loans and are desperate to sell their current properties. The real estate managers often find themselves begging both the buyers and counter-parts to show some degree of generosity towards each other.
Here I would mention one of the stories that my friend shared with me of a man selling an appealing property in Wandsworth just south of the Thames. He was in the process of scaling down and was looking to sell most of his belonging and was assured by the real estate guy that the process would run smoothly if he was involved in the contract drawing and finally the closing up of the deal.
Now the buyer was told by the real estate agents that she would be able to buy the items of the previous buyer on top of purchase price so the home would require little renovation before moving in and this would also be a bargain then buying matching furniture. But looking at the desperate condition of the seller the buying lacy just refused to show any regards. All was going well until the real estate agent started to niggle over the pricing of the flat and the low margin he was getting over the deal. The lady client finally called off the whole thing because of the whole issue of the commissions. But later the real estate agent found out that the client had gone to the property herself and they both had agreed on a price and the seller was forced to depart of his most priced possessions. The seller however made a point that the contracts are drawn in a period of 48 hours or less and deal be finalized as soon as possible. The seller agreed to all the demands and the deal was processed in the most hurried manner.
When the real estate agents heard about the whole deal they were not surprised at all over the deal. Although they were deprived of their fair commissions they still managed to learn from the whole issue that people would eventually tear open their counter-parts if they had the slightest idea that the opposing party was desperate to rid themselves of their current property. Bridging loans aren't doing any good but are a necessary evil that forces the people to make hasty decisions in order to counter for the high interest rates.
