Home improvements must satisfy local council rules

Homeowners need to tread cautiously when planning any improvement or extension to their properties, says the Royal Institute of Chartered Surveyors (RICS).

Homeowners trying to develop their properties or planning any additions to it should ensure that their proposed plans were likely to be approved by the local council before spending any money towards the cause.

By not following the local council planning rules, the homeowners run a risk that could lead to their plans for extensions dismissed at the outset. It may also result in a lot of wastage of money on account of architect drawings on work that can never be undertaken.

There is a common misconception among people that all homeowners would be treated on same footing when applying for planning or home improvement. But the fact is that there are different requirements for leaseholders and freeholders. Generally, the leaseholders have to go through more difficulties when it comes to plan sanctions.

The RICS spokesperson said that the planning approval can differ substantially from one borough to another and may also depend on the political party in control of the council at any one time. She further stated that it was always the best policy to call the planning department from the outset and take advice on what they were likely to sanction and what they were not.

Before proceeding further on such plans, homeowners should take the advice of the planning department from the very beginning to avoid any further complications. This will also avoid wastage of time and money arising out of dismissal of improvement plans.
